April’s calm before May’s storm
Over April’s four weekends the Real Estate Institute of Victoria (REIV) recorded more than 1,884 auctions. 1,415 properties sold. 1,044 at auction, with 229 passed in. 367 properties were sold before auction & 4 properties were sold after auction. The clearance rate averaged 84.5%. 1,122 homes sold by private sale.
Auction numbers were low in April due to School Holidays, Easter and Anzac Long Weekend however this is expected to change significantly in May with plentiful stock about to hit the market.
The Melbourne market is healthy with values rising 0.9% across February and March. This is producing high clearance rates for sellers. Buyers have decided it’s time to make a move and they’re snapping up quality homes before interest rates start to move downwards as forecasted.
