June market on the boil in Melbourne’s East
Over June’s four weekends the Real Estate Institute of Victoria (REIV) recorded more than 2,376 auctions. 1,745 properties sold. 1,243 at auction, with 325 passed in. 501 properties were sold before auction & 1 property sold after auction. The clearance rate averaged a very big 85.5%. 738 homes sold by private sale.
Whitehorse leads the way
The recent interest rate cuts are putting buyers on the front foot. Clearance rates stayed very high across June with homes selling fastest in the middle ring zone Whitehorse east (Nunawading, Vermont, Forest Hill). These suburbs are still relatively affordable and are seen as representing good value. According to Domain data, properties there are selling with an average 41 days on the market, compared to 51 days a year ago.
Typical buyers there already have equity in their current home, and are upgrading. Median values in these zones are north of the 1 million mark – above Melbourne’s current median house price of $918,350. Likewise, properties are selling quickly in nearby Knox and Maroondah, averaging 45 days on the market. Yarra and Frankston are in the top ten for fast sales also.
Next rate cut likely on July 8
The next Reserve Bank interest rate review is scheduled for July 8 and Financial markets are saying another cut is a high probability. Most likely taking the cash rate down to 3.60%.
Are values rising in Melbourne?
Yes the rise is still happening. According to leading market analysts Cortality, Melbourne home values rose 0.5% through June and 1.1% over the last Quarter.
Making the most of your home’s potential
There are often pockets in the real estate market that start to run hot. Because the location has the features people want, the prices are achievable and the values are growing. Buying in becomes a classic investment that will deliver capital growth. Or the location could be on the move because it’s a ‘sister’ suburb bordering on a more expensive suburb, and values are starting to play catch up. But there are ways to maximise the sale price of your own home, whatever the location in Melbourne. Vendor Marketing has the experience to ensure you, the vendor, gets the most successful outcome. Our goal is to maximise the potential sale price of your property!
