Melbourne Property News Monthly Wrap

Summer market starts in tip top form

Over November’s five weekends the Real Estate Institute of Victoria (REIV) recorded more than 4,517 auctions. 2,973 properties sold. 2,050 at auction, with 646 passed in. 921 properties were sold before auction & 1 property sold after auction. The clearance rate averaged 83%, higher than last November’s 78.5%. 3,008 homes sold by private sale.

The Spring market boomed through November with buyers lining up and home sellers taking advantage of the most ideal sale conditions in four years.

Buyers are aware of the surging values in other capital cities over the last few years and rightfully see Melbourne as very good value, with an affordability advantage across zones and price ranges. This positive trend will hold as we go into Summer.

December rate cut now unlikely

New inflation figures are higher than hoped, which will almost certainly put a hold on the Reserve Bank’s previously anticipated December 9 rate cut. It raises serious doubts about the February review as well.

The Reserve Bank of Australia’s inflation rate target is 2 – 3% inflation, but the new figure (for last 12 months) hits 3.8%. A bit ironically, inflation’s biggest driver is increasing national home values, which averaged 5.9% over the year nationally.

House values lift 0.3% in November

Lower interest rates and the Federal 5% deposit scheme for first home buyers has made it easier for people to borrow the sums they couldn’t get their hands on a year ago. According to property analysts Cotality, Melbourne house values lifted 0.3% across November. Strong demand should sustain value growth through December and into 2026. These are good market conditions and a healthy time to sell.

Looking nationally, housing affordability is getting quite stretched, with much of the value growth happening in the lower price quartile of city markets. But Melbourne is the one exception, with the city’s broad middle market zones also getting a marked increase in values.

A good garden can add over $100,000 to your sale price

New research from Domain proves what many smart home owners already know – green spaces are a powerful driver of home values. The ‘Plant Value Report’ shows that homes featuring landscaped gardens or established trees consistently outperform those without. Homes with attractive gardens or green spaces often sell for 17% more than those without – that’s about $140,000 on the national average. In Sydney a great garden can up values by a sky-high 28.7%.

So plant those trees out the back and tend the garden in front – it’s a wise investment that pays off down the track. These homes sell faster, generate more buyer interest and achieve significantly higher price premiums. Despite these clear benefits, only one in three houses and one in six unit (with indoor or courtyard plants) listings feature the right kinds of greenery.
