October booms, bringing a jump in median home value

Over October’s four weekends the Real Estate Institute of Victoria (REIV) recorded more than 3,956 auctions. 2,837 properties sold. 1,990 at auction, with 563 passed in. 847 properties were sold before auction & 0 properties sold after auction. The clearance rate averaged 83.5%, higher than last October’s 77%. 2,333 homes sold by private sale.

Melbourne’s booming October market ended with 1,274 auctions in the last weekend alone (REIV). Agents are calling it the most dynamic market in years. Bidder numbers at auction have risen (per property). Investors are back in numbers and there’s strong participation by first home buyers. It’s a very good time to sell with demand remaining strong heading towards Summer.

A boom in low to middle market demand

The surge in buyer interest in the lower to middle market value range, already driven by lowered cash rates, is also buoyed now by the newly expanded Federal 5% Deposit Scheme. Income caps have been removed, the number of places is unlimited and the Melbourne home value cap has been raised to $950,000.

Melbourne’s median house price is up

Not surprisingly, Domain claims Melbourne’s median house price is now $1,083,043, based on September data. Realestate.com.au is also reporting a jump in Melbourne’s median house value (based on PropTrack data) to $999,000. Before Spring it was listed as $953,454.

One in seven Australians have an investment property

One in seven is a big contingent. The goal of home ownership in Australia is a recognised national trait. Obviously, it’s a platform for security and prosperity, but many also go one better and invest in property as well. Among the 14% of Australians who are investors, two-thirds own a single investment property and one-fifth own two. 4% of investors dive in deeper and own more than four properties, with only 1% owning more than six.

Over the last 20 years the age of investment property buyers has increased. ATO data shows property investors aged above 60 has risen notably, going from 14% in the 2000s to 27% in the latest data -nearly a third of all the late middle-aged.

Two Melbourne suburbs lead Australia in value growth

According to market analysts PropTrack, Australia has around 100 suburbs where homes recorded double-digit value growth each year over the last decade. Melbourne has the top two suburbs on this list, plus two others in the top 10. But no other Melbourne suburbs made it into the rest of the top 100! Aintree was number 1 nationally with 14% value growth every year over the last 10 years. If you own a home there – congratulations! Cobblebank, a few kilometres further down the Western Freeway is number 2 with 14% growth. Mickelham and Weir Views also made the top 10 with 13% growth.

These far flung suburbs to the west and north do come off a low base when bought 10 years ago, but the figures are still very impressive.
