Melbourne Property News Monthly Wrap

September absolutely boomed, with a rising 2025 market

Over September’s four weekends the Real Estate Institute of Victoria (REIV) recorded more than 2,878 auctions. 2,057 properties sold. 1,480 at auction, with 407 passed in. 575 properties were sold before auction & 2 properties sold after auction. The clearance rate averaged 85.25%, way higher than last September’s 78%. 1,778 homes were sold privately.

The Spring market’s in overdrive with figures blitzing this time last year. 316 more homes sold at auction and 968 more homes sold by private sale than in September 2024. Vendors are enjoying strong demand for quality homes right across Melbourne, especially if they’ve got their marketing campaign right and have top notch presentation.

Value gains ahead!

All four big banks acknowledge we’re heading into a period of home price growth. Westpac estimates a $100,000 rise over the next year and a half. It’s an environment where sales prices can spike more at auction. As a result we’ll probably see more complaints about agents underquoting.

Why the right valuation is so important!

Knowing how to value a property with the right sale price target is extremely important. At Vendor Marketing we ‘quote it right, to get it right’. Our valuation is based on fine-tuned understanding of the market. The goal is achieving your maximum sale price, without overshooting and reducing your chance of success. There are two blunt sayings in property sales – ‘quote it high and watch it die’ and ‘quote it low and watch it go’. The reality is, getting both the marketing strategy & pricing strategy right will attract a buyer who feels your home is the perfect property and is a must have, without getting cold feet on price.

Eastern suburbs hotting up again

Agents in the eastern suburbs (Doncaster) report buyers are stepping up again at auction, competing in numbers for school-zone properties in the region. Chinese social media, a strong influence on Melbourne sales, had cooled down over the last year, but the media chatter has lots of positive news now around interest rate cuts and market growth, bringing new urgency in that sector.

The outlook’s bright

The Melbourne market’s undersupplied. Migration is surging and vacancy rates in rentals are at historic lows. Although Melbourne is building more new homes than other states, building approvals for new homes are actually at record lows. This all means demand is very high and it’s a good time to sell.

Who builds the most homes?

Victoria builds the most new homes in Australia, completing about 61,200 in financial year 2024-2025, greatly outnumbering the next state in line, New South Wales, which built 45,552. Even though Brisbane’s population is just short of 3 million, Queensland built only 13,952 new homes – this explains a lot about home values soaring in Brisbane over the last few years. They’re just not building them.
