We’re also one of the few firms that provide a genuinely independent fixed fee for service. We offer a cost neutral upon successful sale remuneration structure for all our clients.
Many vendor advocacy firms say their service is free, but the reality is there’s no such thing!
Frequently operated by ex-real estate agents, these firms charge 50% of the agent’s sales commission – so you end up paying more, in exchange for often outdated, unqualified advice!
These vendor advocates have no incentive to negotiate the agent’s commission, and often align themselves only with agents who agree to their terms, rather than the best agent for the job.
One of the greatest benefits of true vendor advocacy is independent, impartial advice. But if your vendor advocacy firm also negotiates with buyers, whose side are they really on?
The primary objective of these vendor advocacy firms is to secure additional listings – the buyers become vendors – which is the same reason real estate agents keep buyers on side!
Vendor Marketing is a completely independent vendor advocacy firm. We’re not aligned with any real estate agent or buyer. We only represent the vendor.
Did you know the average property owner sells their home or an investment property every 7-10 years?
At Vendor Marketing, we help vendors sell their properties across Melbourne every day!
Selling property is often a pivotal life event, but it needn’t be a stressful one. At Vendor Marketing, we combine vendor advocacy with a strategic approach to create a unique service that ensures you get the best return on your investment.
For some vendors, this is the most daunting part of the sale! At Vendor Marketing, we manage the entire vendor advocacy tender process for you, from start to finish. We ask the tough questions and examine every aspect of the proposals, so you can be confident of choosing the most qualified agent to sell your property. This includes:
Having a clearly defined pricing strategy that considers all contingencies is key. On your behalf, we carefully evaluate your agent’s strategy for:
We then oversee execution of the pricing strategy by your chosen agent.
Every agent has a preferred approach to property marketing. Often their marketing effort is as much about their own branding as it is about your property. As your vendor advocates, we will thoroughly review the agent’s marketing strategy to make sure it includes:
“Craig, from Vendor Marketing, was recommended to us as a Vendor Advocate when we were faced with the difficult task of selling our father’s home of 62 years when he was transitioned into aged care. With our limited experience in selling property and one of us living interstate it was always going to be difficult to select and work closely with a real estate agent. The sale of the property was complicated by a major decluttering exercise required and with a wealth release vendor involved. From our first meeting with Craig we were both impressed with his approach. Craig was well prepared from the outset, having done significant research which immediately made us comfortable to engage his services. As value add, Craig coordinated with our chosen declutterer and staging team to ensure the property was presented to the market in the best possible condition to attract a wide range of buyers. Craig prepared a market proposal for real estate agents to respond. From the responses, Craig presented the best three, in ranked order, using an easy to understand ‘points system’. The report to us included a brief summary of each proposal and his recommendation making our final decision much easier. From this point on Craig coordinated all facets of the sale with the real estate agent on our behalf. During the process, regular written and verbal communication from Craig ensured we were kept informed throughout. Midway through the campaign, Craig assessed the progress with us and suggested a change in strategy which immediately improved market interest. We have no doubt this was directly reflected in the incredible final price achieved. Craig is friendly, was always available, easy to talk to, and very knowledgeable across all facets of the property market. Prior to auction day Craig rehearsed the auction day process with us, covering their strategy for each of the different possible outcomes. Knowing Craig would be with us explaining any situation that arose, ensured that we were not nervous wrecks on the day. Thank you Craig for the incredible contribution you made to the sale of our father’s property and the very professional manner in which you pulled us all together. Your support and friendship will leave us with a lasting impression and we have no hesitation in recommending you and Vendor Marketing to anyone selling their home. All the best”
“Even if you have doubts about spending money to improve a property to sell, just do it! We were advised by our mother’s financial adviser to employ Craig Knudsen of Vendor Marketing, as our Vendor Advocate. It proved to be the best decision we have could have made as it made the property an attractive proposition for a wide range of prospective buyers. Craig began by vetting the real estate agents and then appointing one at a reduced commission from the accepted norm. He controlled all aspects of the advertising and acted as the go between us and the agent. He then recommended we paint and repair throughout and introduced us to the right company. They were a god send for us as they carried out the decluttering of her home, cleaned out all the unwanted items and rubbish, titivated the gardens and then carried out the introduction of furniture i.e. for display and open for inspections. The result achieved at auction was a great result for our mother, who is in care and at 96 will allow her to see out her days in comfort. Our thanks to you Craig!”
“Dear Craig, thank you for helping us through the minefield of selling our house with a successful outcome. It was lovely to have someone else to bounce off and also to send to meetings. Having you there to interview agents in the beginning and negotiate their rates and advertising exposure was invaluable. Now to our next adventure. Thank you, Cheers”
“To whom it may concern:- Craig Knudsen, Principal Advisor, Vendor Marketing was personally recommended to my brother and myself by our solicitor. We had never used a Vendor’s Advocate before and, in actual fact, were not altogether familiar with what they do. We met with Craig and we were immediately impressed with him. Craig had arrived at the meeting fully prepared with all the information that we would ever require. From the moment we engaged Craig, he took care of everything. He invited three local real estate agents to provide us with a marketing campaign along with costings etc. When these submissions from the real estate agents arrived, Craig provided us with a comprehensive analysis of the submissions. When my brother and I chose the real estate agent who we wanted, we did so being fully appraised of all aspects of the sale process. From that moment on we confidently relied on Craig’s guidance, experience and support during the process of selling. The house was located in South Melbourne and my brother and I live some distance away. It would have been extremely inconvenient to have to find the time to travel there whenever something needed attending to, and as is usual in getting a house ready for auction, a lot of issues came up. Craig not only took care of everything that cropped up for us but popped in to check on the house from time to time as the house was vacant for quite a number of weeks leading up to the listing and subsequent auction. Craig organized for the locks to be changed, for cleaners, for rubbish removals etc. Everything that Craig organized was not only completed to the highest standard, but was done with such ease and efficiency. If not for Craig, we would have needed to organize all this ourselves which would have been a major inconvenience and headache due to work commitments and the distance needed to be travelled. We felt that not only was Craig looking after our interests but that he was in some ways providing a degree of protection. On auction day, Craig was instrumental in keeping two very nervous vendors from stressing out. Craig is not only a calming influence, but is very observant and he kept us abreast of the process and what was happening and what to expect. We were very grateful for his attendance on us. The house sold on the day and we were very happy with the price that it attained. Even after the sale, Craig continued to work his magic when my brother realized that he had left his sunglasses inside the house. He was already home when he noticed them missing. Craig and the Real Estate Agent were the only ones with keys to the house. My brother phoned Craig to ask what to do and to his relief Craig went around to the house, found the sunglasses and posted them out to my brother. This is just an example of the things that Craig has done for us which were very much appreciated and which made the whole process of selling so much easier. I can’t say that selling a house is ever stress-free, but when you have a competent and efficient partner who attends to the important and pressing issues, then the whole process is made that much more tolerable. We honestly do not know what we would have done without Craig’s guidance, experience, support and attention to detail during this whole process. Should my brother and I ever consider putting our current homes on the market, we would, without any hesitation at all, contact Craig and engage his services. Likewise, we would highly recommend Vendor Marketing to anyone contemplating selling their property at any stage in the future.”
“Thankyou Craig for delivering such an excellent outcome. Kindest Regards”
