Frequently Asked Questions

What makes Vendor Marketing unique?
We have an in-depth knowledge of the best real estate agents in your local area, based on years of relationship building and first-hand property marketing experience.

Which areas of Melbourne do you cover?
We specialise in the municipalities of Port Phillip, Stonnington, Boroondara, Bayside, Glen Eira, City of Yarra & City of Melbourne – however we assist vendors right across Melbourne.

Who should use Vendor Marketing?
Anyone who wants to save time and money, achieve the maximum sale price for their property, and be supported throughout the entire sale process by a qualified, independent advisor.

Do you advise the best method of sale, ie. auction, private sale, tender?
Yes, but you get the final say. Most inner-city Melbourne real estate agents prefer auction but each property is different, so we discuss and strategise this with the shortlisted agents.

Whose board is displayed on the property?
The selected real estate agent has their name on the board and on all advertising.

Can you save me money on advertising?
Yes! Our many years’ experience in real estate media means all our vendors benefit from a comprehensive, cost effective property campaign whilst saving between 25-50% of typical agent-driven campaign costs. You’ll get coverage across all traditional real estate advertising mediums plus a complete social marketing campaign.

Is Vendor Marketing a Licensed Estate Agent?
Yes, definitely! Although only one licensed real estate agent is required we work alongside your chosen selling agent whilst managing the process, to ensure your interests are always protected.

What makes Vendor Marketing different from a Real Estate Estate Agent?
We act as strategic vendor advisors. This means we’re independent property and real estate marketing experts who also happen to know who the best real estate agents are in Melbourne.

Do you offer Buyers Advocacy services?
No, Vendor Marketing never represent buyers – ONLY home sellers. Those individuals who offer both vendor and buyer advocacy services do it only to increase revenue. This can create an unethical conflict of interest where one person advises both parties in the same transaction.

Will all Real Estate Agents work with Vendor Marketing?
Yes! We offer a distinct advantage over most vendor advocates, as we only charge the real estate agent an industry standard 20-25% referral or introduction fee. Many other vendors’ advocates charge the agent between 40-50% of their commission, so only desperate real estate agents are inclined to take on the business. And a desperate agent won’t be focused on getting you the best result. Vendor Marketing also ensures you pay less commission overall.

Testimonials

  • P, G & S Dearing, Forest Hill - Vendor Marketing“Hi Craig, we would like to thank you for your assistance in selling our parents’ home. Being faced with selling the family home of 53 years was very daunting and as we found out on Auction day very emotional. I’m glad our solicitor recommended you to us, you made the whole process so easy, from setting us up with the girls from Home Moving Planners to furnish & style the home, to picking the right agent, negotiating the commission, providing a good marketing campaign and keeping us informed every step of the way. And your support on Auction day was invaluable giving us support & guidance throughout the day. We would highly recommend Vendor Marketing to anyone contemplating selling their property. Thanks again Craig”

  • T Nolan, 31 Airedale Avenue Hawthorn East - Vendor Marketing“I was first introduced to Craig Knudsen from Vendor Marketing via a Financial Planner after my mother had to be moved into an aged care facility. After interviewing a couple of local agents myself I thought it best to hear what Craig had to say. As independence was paramount to me and as Craig had rightly pointed out both Property Marketing & Real Estate Agent selection to be highly important I chose to run with his services. Well appointing Craig to my Mum’s property sale turned out to be a very good move. Firstly, he introduced me to a Styling company who presented my Mum’s home in its best light. He then shortlisted 4 well-known local agents to come through and appraise my Mum’s home. He analysed their proposals, commissions and marketing strategies and documented this for me. The agent we chose he further negotiated their commission and refined their marketing strategy. From Craig’s intrinsic knowledge around both Property Marketing and knowing who the best agents are he gives your property every opportunity to achieve the best possible price! From presentation, to the right marketing and pricing strategy to selecting the right agent for the job – he does it all for you and whilst minimising the stressful process of selling a home. Furthermore he is there with you on Auction day armed with another strategy. And the proof is in the pudding! My Mum’s property sold at Auction, under the hammer and achieved the price we predicted it would, so there were no unwanted surprises. Thank-you Craig!”

  • “Craig, from Vendor Marketing, was recommended to us as a Vendor Advocate when we were faced with the difficult task of selling our father’s home of 62 years when he was transitioned into aged care. With our limited experience in selling property and one of us living interstate it was always going to be difficult to select and work closely with a real estate agent. The sale of the property was complicated by a major decluttering exercise required and with a wealth release vendor involved. From our first meeting with Craig we were both impressed with his approach. Craig was well prepared from the outset, having done significant research which immediately made us comfortable to engage his services. As value add, Craig coordinated with our chosen declutterer and staging team to ensure the property was presented to the market in the best possible condition to attract a wide range of buyers. Craig prepared a market proposal for real estate agents to respond. From the responses, Craig presented the best three, in ranked order, using an easy to understand ‘points system’. The report to us included a brief summary of each proposal and his recommendation making our final decision much easier. From this point on Craig coordinated all facets of the sale with the real estate agent on our behalf. During the process, regular written and verbal communication from Craig ensured we were kept informed throughout. Midway through the campaign, Craig assessed the progress with us and suggested a change in strategy which immediately improved market interest. We have no doubt this was directly reflected in the incredible final price achieved. Craig is friendly, was always available, easy to talk to, and very knowledgeable across all facets of the property market. Prior to auction day Craig rehearsed the auction day process with us, covering their strategy for each of the different possible outcomes. Knowing Craig would be with us explaining any situation that arose, ensured that we were not nervous wrecks on the day. Thank you Craig for the incredible contribution you made to the sale of our father’s property and the very professional manner in which you pulled us all together. Your support and friendship will leave us with a lasting impression and we have no hesitation in recommending you and Vendor Marketing to anyone selling their home. All the best”

  • L & T Amos, 1-1 Donald Street Mount Waverley - Vendor Marketing

“Even if you have doubts about spending money to improve a property to sell, just do it! We were advised by our mother’s financial adviser to employ Craig Knudsen of Vendor Marketing, as our Vendor Advocate. It proved to be the best decision we have could have made as it made the property an attractive proposition for a wide range of prospective buyers. Craig began by vetting the real estate agents and then appointing one at a reduced commission from the accepted norm. He controlled all aspects of the advertising and acted as the go between us and the agent. He then recommended we paint and repair throughout and introduced us to the right company. They were a god send for us as they carried out the decluttering of her home, cleaned out all the unwanted items and rubbish, titivated the gardens and then carried out the introduction of furniture i.e. for display and open for inspections. The result achieved at auction was a great result for our mother, who is in care and at 96 will allow her to see out her days in comfort. Our thanks to you Craig!”

  • S & J Hatcher, 5 Keen Street Glen Iris 3146 - Vendor Marketing“Dear Craig, thank you for helping us through the minefield of selling our house with a successful outcome. It was lovely to have someone else to bounce off and also to send to meetings. Having you there to interview agents in the beginning and negotiate their rates and advertising exposure was invaluable. Now to our next adventure. Thank you, Cheers”
