What makes Vendor Marketing unique?
We have an in-depth knowledge of the best real estate agents in your local area, based on years of relationship building and first-hand property marketing experience.
Which areas of Melbourne do you cover?
We specialise in the municipalities of Port Phillip, Stonnington, Boroondara, Bayside, Glen Eira, City of Yarra & City of Melbourne – however we assist vendors right across Melbourne.
Who should use Vendor Marketing?
Anyone who wants to save time and money, achieve the maximum sale price for their property, and be supported throughout the entire sale process by a qualified, independent advisor.
Do you advise the best method of sale, ie. auction, private sale, tender?
Yes, but you get the final say. Most inner-city Melbourne real estate agents prefer auction but each property is different, so we discuss and strategise this with the shortlisted agents.
Whose board is displayed on the property?
The selected real estate agent has their name on the board and on all advertising.
Can you save me money on advertising?
Yes! Our many years’ experience in real estate media means all our vendors benefit from a comprehensive, cost effective property campaign whilst saving between 25-50% of typical agent-driven campaign costs. You’ll get coverage across all traditional real estate advertising mediums plus a complete social marketing campaign.
Is Vendor Marketing a Licensed Estate Agent?
Yes, definitely! Although only one licensed real estate agent is required we work alongside your chosen selling agent whilst managing the process, to ensure your interests are always protected.
What makes Vendor Marketing different from a Real Estate Estate Agent?
We act as strategic vendor advisors. This means we’re independent property and real estate marketing experts who also happen to know who the best real estate agents are in Melbourne.
Do you offer Buyers Advocacy services?
No, Vendor Marketing never represent buyers – ONLY home sellers. Those individuals who offer both vendor and buyer advocacy services do it only to increase revenue. This can create an unethical conflict of interest where one person advises both parties in the same transaction.
Will all Real Estate Agents work with Vendor Marketing?
Yes! We offer a distinct advantage over most vendor advocates, as we only charge the real estate agent an industry standard 20-25% referral or introduction fee. Many other vendors’ advocates charge the agent between 40-50% of their commission, so only desperate real estate agents are inclined to take on the business. And a desperate agent won’t be focused on getting you the best result. Vendor Marketing also ensures you pay less commission overall.
Vendor Marketing/Craig Knudsen
“A big shout out for Craig Knudsen! Apart from being a really nice man, he knows his stuff! We had soooo much happening in our lives and needed help in selling our home. How nice it was to put your total trust in someone, who could in fact “take the reins” Craig interviewed several agents and with our approval we collectively chose the agent we thought best to sell our property. Through “lockdowns” Craig worked hard to make sure that everything possible was achieved to provide a prosperous outcome on Auction Day. Other than during the Auction, we were never stressed or worried. We knew we had 4 bidders coming to Auction and we sold our home for $140,000 over our reserve. We have no problem recommending Craig to anyone who is wanting to sell their home, his guidance and support has been commendable. Thanks Craig.”
My Surrey Hills apartment
“I engaged Craig Knudsen from Vendor Marketing to sell my apartment after he had successfully sold two previous properties of mine in Surrey Hills & Sorrento. After testing the market after Covid via an Expressions of Interest campaign and not being able to uphold my price expectations, Craig protected my interests and suggested we promptly withdraw the property from the market and wait for the right time to re-market. Phase two, Craig recommended we go to Auction and the property sold within 2 weeks of the 4 week campaign for $140,000 more than what was offered on the previous campaign. His marketing recommendations(s) were second to none. He suggested we add Chester Street, my facing Street to the front end marketing which would help eliminate the stigma of my Warrigal Road address. I just couldn’t be happier with the outcome. Craig’s agent and property marketing knowledge is second to none. His understanding of the sales process is reassuring whilst his customer service & negotiation skills are exemplary which takes a lot of the stress away and minimizes costs when selling a property.”
Craig was “my rock” during the sales process
“Craig was “my rock “during the sales process. It was not easy having a marketing program with a lockdown in the middle of it but we got through it.He kept me informed and followed up with my real estate agent if I had any concerns. He asked the agent questions that I wouldn’t have thought to ask and guided me professionally from start to finish. I would have no hesitation in recommending Vendor Marketing Advocates to family and friends.”
“Craig from Vendor Marketing assisted my wife and I with the sale of our apartment in Caulfield and we were rapt with the result. Having Craig involved just meant so much less work for us to do and took a lot of the emotion out of selling our home. He was always responsive and easy to get hold of at all times throughout our engagement. His advice was extremely valuable and well considered, from selection of an appropriate real estate agent, to the set up of the marketing campaign and ultimately the sale method. We would highly recommend involving Craig for the sale of any residential property.”
The house we sold with Craig
“The house we sold with Craig was a deceased estate, and 95% of the business was done by phone/email. Communication was extremely good and on auction day when we got to see the house in sale condition the interior was almost unrecognisable. The decor was modern and fresh and the house was presented above what we expected, so was the auction result. Well done Craig and your team.”
